Over the years we have developed our proprietary scoring system which is based on a grading model to evaluate applicants. It’s not just cut and dry and based on a credit score only. We take a comprehensive look at the overall applicant. This process has proven to be extremely successful.
We have been able to approve applicants that were denied by other companies and we have never had to evict anyone who we have approved.
The report we send to you and its format is also very important. We eliminate any information that could be potentially violate fair housing laws. We give you the critical information you need to make a decision along with our recommendations but we leave off things like and applicants name, the exact credit score, the number of people living in the house, etc. All of those things if given to you could sway your decision that may or may not be a Fair Housing violation. That would get you in serious trouble. And our job is to protect you and give you enough information along with our professional recommendation so that you get the right tenant. Collecting rent sounds simple right? It is when tenants pay on time but when they don’t we know the necessary steps to make sure they pay or get the proper notices they need at the right time.
