  • Q: Can you hold a place before I apply?

    A: No, we do not hold properties. If you are interested in renting a property, you must submit an application to be processed.
  • Q: How do I pay rent?

    A: Our preferred payment is online through your tenant portal. When you move in, you will receive a New Tenant Package which will give you instructions on how to do this. It’s the easiest and fastest ways for all parties.
  • Q: How old do you have to be to apply?

    A: You must be 18 years of age to apply for one of our properties.
  • Q: I want to get a pet. What do I do?

    A: Before considering a pet, be sure to check with us whether the owner will allow a pet and if you live in a condo, you need to check on the pet restrictions for that particular building. If it is approved by everyone, you will need to submit information on the pet, a photo and a pet deposit.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

    A: If you can find someone to take your place, that person will have to apply and qualify just like you did. If they are approved, a new lease will be written with the new tenants and a fee will be charged. If you cannot find anyone, you are still obligated to pay under the lease terms.
  • Q: Is the deposit refundable?

    A: Yes, as long as there is no damage and you comply with all the lease terms, the deposit will be refunded.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: Our office will contact you 90 days prior to the lease end to remind you that you have to give us your notice to vacate by 60 days before the lease ends. You can simply email us with your intent and we will move forward with getting the property re-rented.
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: The owner is responsible for most repairs. However, if it was damage caused by you or if it is related to certain systems identified in the lease that are the tenant’s responsibility, then it would be your expense. Refer to your lease to determine which charges are the tenant’s responsibility.
  • Q: Do you allow cosigners?

    A: It depends on the property owner and if they will accept a cosigner. If the cosigner lives in Virginia, it is more likely they will be allowed.
  • Q: You have a property I want to rent. How do I apply?

    A: You can apply online with our application and can pay the application fee online as well.
